About MAS - Macbeth Apartment Services

Southern California Apartment Management CompanyMacbeth Apartment Services is a privately owned, apartment management company originally formed in 1987. Charles Macbeth and Dirk Needham started MAS with a small portfolio of 113 units covering and specializing in San Diego County. The company soon moved its corporate office to Carlsbad, California and expanded into other Southern California counties to provide quality management services for owners referred by clients.

By 1989, the MAS portfolio grew to 400 units, consisting primarily of smaller apartment buildings and single-family homes. In the fall of 1989 MAS was hired to manage its first, large apartment community - 130-unit complex in San Marcos, California. Shortly thereafter, a 264- unit building came on-line and MAS began to build its management portfolio expanding to over 1,700 units by 1992.

Soon after, the changing economy resulted in declining market rents and values as many properties were taken back by capital partners and lenders, MAS adjusted its focus and began receivership management to oversee distressed assets. During this downturn in the economy, MAS fined tuned its hands-on philosophy with effective cost controls and highly trained personnel that lead to significant growth as a management company.

The success of being able to "turn-around" an apartment community through effective cost management and renovate to improve the attractiveness and value gave MAS its high recognition in the multifamily industry.

In 2004 MAS partnered with Troxler Residential Ventures to renovate and convert Warner Center Apartments, a 1,279-unit complex in the heart of Woodland Hills, California. MAS renovated and upgraded the units, which were then offered for-sale starting in mid-2005. This highly successful renovation project solidified our reputation and has proven our leadership in the renovation and management industry.

The MAS portfolio grew to over 8,000 units by early 2005 as its clients acquired additional properties through late 2008. With a strong presence in the Los Angeles, Orange County, Riverside, San Bernardino and San Diego apartment markets, MAS stands committed to assisting its clients to reach their primary goal, of maximizing the return on their investment.
